Five clear steps. We project-manage the build and the freight — you handle your site prep and final connections through your own licensed trades. We'll tell you exactly what's needed and when.

Site assessment & quote

You send us your site address, a photo or two of the access route, and any constraints you know about (low overhead wires, narrow gates, slope). We confirm the delivery cost as a fixed line item on your quote — no surprises later.

Order confirmed, production begins

Once your deposit is in and finance (if any) is approved, your unit enters the production schedule. We'll send you a slot confirmation and an estimated port-arrival window for your nearest major port. Finishes, layout and any factory-fitted options are locked in at this point.

Port arrival & site readiness check

As your unit nears the nearest major port, we confirm a delivery date with you and book the transport from port to site. We'll send a site-readiness checklist — what needs to be done on your side (level pad, access clear, services stubbed) before the truck arrives. This is the moment to confirm your pier or footing arrangement.

Transport day

From the nearest major port, the unit travels on a tilt-tray or extendable trailer with the SmartShift driver and a HIAB crane operator. You don't need to be on site, but it helps if you (or a representative) are reachable on the day. Travel time depends on distance from the port — we'll give you an ETA window the morning of dispatch.

Placed and ready to connect

Our crane operator lifts the unit off the truck and places it on your prepared piers, footings or slab. We level, set and walk you through the unit. From this point, your licensed electrician and plumber connect to your site services. We're available by phone if your trades have any questions during commissioning.

A clean split between what comes with your delivery and what you'll need to organise through your own trades. We'll never charge you for something we said was included — and we'll never quietly do something we said you'd handle.

Before we arrive

Get your site ready.

Four things to have sorted before delivery day. We'll confirm each one on your site-readiness checklist about 10 days out — but it's worth knowing upfront so you can line up trades early.

Pad, piers or slab — set and cured

Your foundations need to be in place and cured before delivery. Most customers go with screw piles or concrete piers; some pour a slab. Spec sheets per model show the load points.

Clear access path

The truck needs ~3.5m wide clearance and ~4.5m vertical for cabin transport. Low branches, narrow gates and overhead wires are the usual blockers. If in doubt, send photos.

Services stubbed to the placement spot

Power, water and waste pipework should be roughed in at the unit's connection points. Your licensed electrician and plumber finish the job after we place the unit.

Approvals confirmed

Permit or approval pathway depends on your council and the unit's use (relocatable dwelling, secondary dwelling, ancillary structure). Our Council guide covers the common scenarios.

Your unit arrives through the nearest major port, then is transported by road to your site. We service the entire country. Eastern and southern states are on standard delivery rates; remote and offshore deliveries are quoted individually because the freight logistics vary.

How delivery is priced

Delivery is a fixed line on your quote, calculated from distance, access requirements (standard truck vs HIAB vs all-terrain), and any special handling. You see the exact figure before you commit — never a "to be confirmed" charge after the fact.

Delivery FAQ.

Do I need to be on site for delivery?
It helps but isn't strictly required. You (or someone authorised to make decisions on your behalf) should be reachable by phone on the day in case there's a last-minute access question. The crane operator will walk through the placed unit with whoever's on site at handover.
What if my site has tricky access?
Send us photos of the access route at the quote stage — driveway width, any gates, overhead wires, slope, ground surface. We'll match the right truck and crane to the job and price accordingly. If access is genuinely impossible (e.g. very tight bushland blocks), we'll suggest alternatives such as offloading at a nearby staging point with a smaller transport for the final leg.
Can you do site prep for me?
We don't directly perform site prep, but we can refer you to local screw-pile installers, levellers and concreters we've worked with before. Most customers find their own local trade or have an existing builder. Our spec sheets show exactly where the load points are so any qualified contractor can do the work.
What happens if delivery has to be rescheduled?
If we need to push the date (build delay, weather event, freight constraint) you'll get as much notice as we can give and a new date locked in. If you need to reschedule from your side, let us know at least 5 business days out — closer to the date and there may be a re-booking fee from the transport company that gets passed on at cost.
Who connects the home to power, water and waste?
Your own licensed trades. We deliver the unit pre-wired and pre-plumbed internally to the connection points — your electrician and plumber join those to your site services. They typically need a half day to a full day depending on what's being connected and how far the services have been stubbed.
Is delivery insured?
Yes. The unit is covered by transit insurance from the moment it clears the receiving port until it's signed off as placed on your site. Once handed over, your own home and contents insurance takes over — most insurers happily cover SmartShift units; we can supply documentation if your insurer asks.
What if the unit is damaged in transit?
Inspect the unit at handover with our crane operator. Any transit damage is recorded on the spot, photographed, and either repaired by us or covered under transit insurance — at no cost to you. This is one of the reasons we recommend you (or a trusted representative) be present at handover.
How long is the delivery slot — am I tied to a specific hour?
You'll get an ETA window on the morning of delivery (typically a 2–3 hour window). We can't promise an exact time because traffic and earlier-job timing affect the schedule, but the driver will call ~30–60 minutes out from arrival.
